The price you see is already our direct price. It is lower than Booking.com and MakeMyTrip because you are not paying their commission, and we pass that saving to you. That saving is the discount, so there is no second, lower price to ask for.

A homestay, not a highway lodge
Every room opens onto an outdoor sit-out. The one shared by Rooms 3 and 4 is the biggest. You can see the Mumbai-Goa Highway in the distance, but in the morning you hear birds, not traffic.
It is a quiet place to sleep after a long drive, and close enough to the highway that you lose no time getting back on the road.

Coming on the Mumbai-Goa Highway from Mumbai: take the left turn after Baba Bhalchandra Mall.
Follow the new direct road for about 2 minutes. It brings you to our gate.
Landmarks: next to Santancha Ganpati, behind Nagoba Mandir, opposite S M High School.
Google Maps does not show our new shortcut road yet. It may send you the long way through Kankavli market, or to a clinic nearby. Use the left turn after Baba Bhalchandra Mall, or ask us for a 30 second direction video before you drive.

How far is Konkan Central Homestay from Kankavli railway station?
About 7 minutes by car. From Kankavli bus stand it is about 5 minutes by car. From the Mumbai-Goa Highway (NH-66) it is 2 minutes: take the left turn after Baba Bhalchandra Mall.
What does a room cost?
Room 1 and Room 4 (non-AC, queen bed) are ₹950 a night. Room 2 (AC, queen bed) is ₹1,200. Room 3 (AC, king bed, our biggest room) is ₹1,450. The Jodi, Rooms 2 and 3 together for one family, is ₹1,950. These prices are for 2 adults (4 in the Jodi).
Is the price negotiable?
No. We charge one price to every guest. The price on this website is already lower than Booking.com and MakeMyTrip because there is no commission to pay, and that saving is passed on to you.
Do prices change on festivals and holidays?
Yes, by a fixed amount on a fixed list of dates: Diwali, Christmas to New Year, long weekends, Holi and Shimga, and the summer holidays from 1 May to 6 June. On those nights each room costs between ₹150 and ₹500 more. Pick your dates in the date tool on this page and it shows the exact price for every night.
How much for an extra person?
₹200 a night for each extra adult and ₹100 for each child aged 5 to 17, with an extra mattress. Children under 5 stay free. Rooms 1, 2 and 4 take up to 3 adults, Room 3 up to 4 adults, and the Jodi up to 7 adults.
What are the check-in and check-out times?
Check-in is from 11 AM and check-out is by 10 AM. Early check-in can be arranged on request for an extra charge.
Do I have to pay in advance?
A 50 percent deposit confirms your room. You pay the balance at check-in by cash, UPI or bank transfer. We share payment details on WhatsApp once your room is confirmed.
What is the cancellation policy?
Cancel 3 or more days before check-in and you get a 100 percent refund. If you cancel later than that, the deposit is kept.
Is there parking?
Yes. Parking is free for guests.
Are pets allowed?
Yes. Pets are welcome at the Homestay.
Which rooms have AC?
Room 2 and Room 3 are AC rooms with split AC. Room 1, Room 4 and the Jodi are sold as non-AC fan rooms, except from 1 March to 15 June, when they are AC rooms too: Room 1 and Room 4 at ₹1,200 a night and the Jodi at ₹2,650.
Can I get food?
Yes. In-room dining is available. Ask us on WhatsApp for what is being cooked that day.
Can I book a room for a few hours?
No. We do not give rooms by the hour. A same-day stay, for example arriving early in the morning and leaving the same day, is charged as a full night.
What ID do we need at check-in?
An Aadhaar card. For a family or a group, the ID of one person is enough.
Are there towels, Wi-Fi and a western toilet?
Yes. Every room has towels, free Wi-Fi and a western toilet with hot water.
We are coming by train. How far is the station?
Kankavli railway station is about 2.3 km away, around 7 minutes by auto rickshaw. Tell us your train time when you book. If you need an auto rickshaw or a bike on rent, ask us on WhatsApp and we will share a local contact.
Can a big group take the whole Homestay?
Yes. You can book all four rooms together, with extra mattresses. Tell us on WhatsApp how many adults and children are coming and we will work out the beds and send you one total.
Are unmarried couples allowed?
Yes. Unmarried couples are welcome with a valid photo ID card, such as an Aadhaar card, shown at check-in.
Can I get a GST bill?
Yes. We give a GST bill. Send us your company name and GST number on WhatsApp when you book, and the bill is made in that name.
